The process, from first phone call to final walkthrough.
1. The free consultation
We meet you at the property, listen to what you want, and give honest feedback wherever you are in the decision process — including whether the project is worth doing. No pressure, no obligation, and no charge.
2. Scope and estimate
We document existing conditions, confirm the jurisdiction and what it requires, and put the scope in writing with a real number and a real schedule. Contingency for concealed conditions is a visible line item, not a surprise you receive later.
3. Design and selections
Whether you bring your own designer or work with ours, selections get made against a layout that already works and a budget that has been priced. Cost feedback happens while changes are still cheap.
4. Permits
Submittal, plan-check corrections, and inspection scheduling are ours to handle — including historic district review, Foothills and hillside requirements, floodplain permitting, and county standards on unincorporated parcels.
5. Construction
One general contractor on site, containment and daily cleanup, and detailed information about your choices and options at every stage. You always know what is happening this week and what is happening next.
6. Punch list and close-out
We walk the job with you, finish the list, and close the permit out properly. An open permit is very nearly as much of a problem at resale as no permit at all.
