Design-build is a project delivery method where a single team operates under one contract with the owner, integrating design and construction into one continuous process from initial concept to completion. It is also called design/construct or single-source responsibility.
The appeal is simple: one entity, one contract, one workflow, and no gap between the person who drew it and the person who has to build it.

What matters on a design & build project
The budget is in the room from day one
On a traditional design-bid-build project, the budget conversation happens after design is finished — which is exactly when changes are most expensive. Design-build puts cost feedback into the design process itself, so decisions get made against real numbers instead of hopeful ones.
No gap between drawing and building
When one team is responsible for both, constructability problems get caught at the sketch stage instead of during framing. There is no finger-pointing between designer and contractor, because there is no seam for it to happen across.
A schedule that overlaps instead of queues
Site work, permitting, and long-lead ordering can start while later-stage design is still being finished. On the right project that takes real weeks out of the calendar.
One point of accountability

Design & Build: common questions
How is design-build different from hiring an architect and then a contractor?
In the traditional path you hold two separate contracts and sit between them. In design-build you hold one, and the design and construction team is jointly responsible for delivering the project at the agreed price. It usually means fewer surprises and a shorter overall schedule.
Can I still use my own architect or designer?
Absolutely. Plenty of clients come to us with a designer they want to keep, and we build the team around that. Design-build is a way of organising the work, not a requirement that we draw everything ourselves.
Does design-build work for remodels or only new construction?
Both, and it is arguably more valuable on a remodel — existing conditions are the largest source of unknowns, and having the builder involved during design means those unknowns get investigated rather than assumed.
