Accessibility and code, sorted early
Commercial work brings requirements residential does not — accessible routes, restroom clearances, door hardware and pressures, occupancy and egress, fire separation, and the energy code. Catching those at design is routine. Catching them at inspection is expensive.
Phased work in occupied spaces
Most tenant improvements happen around a business that still has to operate. We phase the work, separate and contain the construction area, and schedule the loud and disruptive portions outside your hours where it is feasible.
Landlord, tenant, and the lease
TI work runs on someone else’s building and often someone else’s allowance. We work within the lease terms, coordinate with property management on approvals and building access, and document the work so the allowance draws go through without argument.
Millwork and finish carpentry in-house

Can you work around our business hours?
Usually. Phased schedules, containment, and after-hours or weekend work for the disruptive portions are standard on occupied build-outs. We plan that into the schedule and the price rather than treating it as an exception.
Do you handle permitting and inspections for commercial work?
Yes — plan submittal, plan-check corrections, and inspection scheduling are part of the job, including the fire and health department reviews that come with restaurant and medical build-outs.
Can you build out an industrial or warehouse space?
Yes. Partition walls, office areas inside a shell, mezzanines, restrooms, electrical distribution, and finish work are all regular scope for us.
