Kuna has grown quickly while keeping more of its agricultural character than Meridian did, and the result is a city where subdivision remodeling and acreage construction happen side by side. The Snake River Birds of Prey country starts just south of town, and a lot of people move here specifically for the space.
We work throughout Kuna on kitchen and bath remodels, additions, basement finishes, detached shops and garages, ADUs where the zoning allows, and custom homes on acreage.

What we find in Kuna homes
Most of Kuna’s housing is subdivision construction from roughly 2000 onward, with a smaller core of older homes near downtown and a scattering of farmhouses and ranch homes on the surrounding acreage. The newer houses are sound and mostly want what production homes always want — the kitchen opened to the family room, the basement finished properly with permitted egress, a better primary bath, and shop or storage space the original lot plan never contemplated. The older acreage properties tend to need systems and envelope work along with whatever the owner actually called about.
Permitting and planning in Kuna
Permits run through City of Kuna Planning & Zoning; parcels outside city limits fall to Ada County, which applies different accessory-structure and dwelling standards. Irrigation district easements cross a great deal of land around Kuna and regularly determine where a second structure can be sited. On acreage, well and septic feasibility with district health approval is part of the front-end work for any new dwelling or ADU, and power service distance can be a real line item on parcels well off the road.

Learn moreBuilding in Kuna: common questions
Can I add a shop or detached garage on my Kuna property?
Usually — the governing factors are setbacks, height limit, lot coverage, and any irrigation easement crossing the parcel. Whether you are inside city limits or in Ada County changes the standards, so that gets confirmed first.
Is a basement finish worth permitting?
Yes, without qualification. An unpermitted finish causes real problems at resale and at insurance claim time, and the requirements are not onerous — egress windows in sleeping rooms, adequate ceiling height, proper HVAC distribution, and inspections. Doing it correctly costs less than fixing it later.
What does building on Kuna acreage involve?
Well, septic with district health approval, power service to the building site, driveway and approach permitting, and irrigation easement review. All routine, all worth scoping before you commit to a house plan.
What our clients say about GW Construction
We specialise in helping clients get the biggest return on their investment — and we’d welcome the chance to give you a custom evaluation of your home.
“The finished work was excellent, delivered on time, and inside our budget. What more is there to ask?”
Our experience with GW Construction was outstanding from beginning to end. They were recommended to us by a real estate agent we trusted, who was helping us plan a remodel of a home we had just purchased. Past contractors had been hit or miss for us, so committing to a renovation north of $70,000 made us genuinely nervous. That changed at the first meeting. Derek listened carefully to what we wanted the remodel to accomplish and then carried the plan out faithfully. Just as valuable, he offered real insight where he saw a way to improve on our thinking, and told us plainly when an idea of ours was not economically sensible or carried a downside we had not considered. He was straightforward, transparent, and respectful throughout. Communication was excellent — calls, emails, and texts were returned promptly. He even introduced us to each of the subcontractors so we could build a relationship with them directly. Most importantly, the finished work was excellent, delivered on time, and inside our budget. What more is there to ask? Highly recommended.
Jack and Sue Serrino“He has completed more than 25 projects for my clients over the years, and I intend to keep sending them his way.”
Derek is far and away the best contractor I have worked with, and his ability to listen to my clients and respond to what they actually need has exceeded anything I expected. Being classically trained and professionally educated shows in the work. His grasp of both the practical and the possible means he handles small and large-scale jobs equally well, and there is genuinely nothing I would hesitate to refer to him. He has completed more than 25 projects for my clients over the years, and I intend to keep sending them his way.
