The Waterfront District and the river corridor have brought new residential and mixed-use construction to what was industrial and mobile-home land, while the Chinden corridor remains a genuine commercial and light-industrial spine.

Garden City’s residential stock is unusually varied for its size: post-war cottages and small ranches on compact lots, a substantial legacy of manufactured and mobile housing, riverfront properties of widely differing vintage, and a growing volume of new townhome, live-work, and multi-family construction near the Waterfront District. The older small homes respond very well to thoughtful additions and ADU work because the lots often have room the houses do not use. Riverfront parcels are the ones that need the most front-end diligence.

Garden City permits independently through its own Development Services department — it is not Boise, and the zoning, setbacks, and allowances are genuinely different, which surprises people whose mailing address reads Boise. The Boise River runs through the city, so mapped floodplain affects a meaningful share of parcels and brings elevation requirements and floodplain permitting to substantial improvements, additions, and new structures. Garden City has also actively encouraged mixed-use and higher-density development along the river and Chinden, so what a given parcel allows can be more generous than the neighbouring Boise zoning would suggest.

Is Garden City permitting the same as Boise?

No — Garden City is a separate municipality with its own Development Services department, zoning code, and standards, even though it sits inside Boise geographically and shares mailing addresses. Assuming Boise rules apply is one of the more common and expensive mistakes here.

My property is on the river. What does that change?

If the parcel falls within mapped floodplain, additions and substantial improvements carry elevation requirements and a floodplain permitting layer. It is very workable — it just has to be established before design, because it can change the foundation approach entirely.

Do you do commercial tenant improvements in Garden City?

Yes. Office, retail, restaurant, and light-industrial build-outs along Chinden and through the surrounding commercial parcels are regular work for us, including phased build-outs in spaces that need to stay open.
