What matters on a custom new home construction project

  • The site decides more than the plan does

    Before a plan means anything, the lot has to be understood: soils and bearing capacity, slope and drainage, frost depth, solar orientation, well and septic feasibility on unincorporated parcels, utility runs, and any irrigation easement crossing the property. Treasure Valley lots frequently carry irrigation district easements that are not obvious from the listing and absolutely affect where a house can sit.

  • Foothills and hillside lots

    Boise Foothills sites bring their own requirements — grading and hillside review, engineered foundations, cut-and-fill limits, drainage and erosion control, wildfire-conscious construction, and access that has to work for a fire truck as well as a concrete truck. These are buildable and often spectacular. They are not the same project as a flat lot in Meridian.

  • Built for the climate, not against it

    A house here has to handle roughly a hundred degrees of annual temperature swing. That means footings below frost depth, a properly detailed and continuous air barrier, insulation without thermal bridges, ice-and-water protection at eaves and valleys, correct roof ventilation, radon-resistant construction under the slab, and mechanical equipment sized to the real load rather than a rule of thumb.

  • Cost feedback while it still matters

    The cheapest time to change a house is while it is on paper. We price as the design develops so you find out that the roof geometry, the window package, or the site work has moved the number while there is still time to do something about it.

  • One contractor from permit to punch list

    Site work, foundation, framing, mechanical, envelope, finishes, and the final walkthrough all run under one general contractor. You have one person to call, and that person has been on the job site.

How long does it take to build a custom home in the Treasure Valley?

From permit issuance, most custom homes run ten to sixteen months depending on size, site complexity, and finish level. Add time in front of that for design, engineering, and plan review — and more if the lot needs a well, septic approval, or hillside review. We give you a phase-by-phase schedule rather than a single date.

Do you build on land I already own?

Yes, and that is a large share of what we do. Bring us the parcel before you finalize a plan — what the site allows, what utilities cost to bring in, and what the jurisdiction requires should shape the design rather than fight it afterward.

Can you build from plans I already have?

Yes. We will review them against your site and the applicable codes, flag anything that will not permit or will cost more than it appears to, and price the build. Plans bought online are usually workable but almost always need engineering for local snow, seismic, and soil conditions.

What about wells, septic, and irrigation on county land?

Unincorporated Ada and Canyon County parcels typically need a drilled well and a septic system with district health approval, and many carry irrigation district easements and delivery obligations. These are routine but they are also the items most likely to surprise a first-time builder on acreage. We scope them at the start.
